Acreage for Sale in WA in 2020 - A GoRegional Review

Median acreage prices reached a record high in Western Australia this past year, up by 28.2% to $2,569 per hectare according to Rural Bank's Farmland Values report. This comes on the back of favourable commodity prices and low interest rates in the area, despite a below-average season last year.

Growth in median price per hectare was recorded across all parcel size ranges in WA last year except for the greater than 750 ha range, which experienced a very slight decline in this value. The 250-500 ha range saw the most significant growth (32%), finding itself 11.7% above the five-year average.

Acreage for sale in Northern WA

A decrease of 8.6% in median price per hectare of land to $1,091 befell Northern WA last year, but this was due more to a change in transaction mix than to a fall in demand. 

“Despite some of the worst seasonal conditions in 20 years seen in the Northern region, high quality land appeared to trade at a premium in most areas as larger and stronger farms looked to expand following the successful 2018 season."

Growth in the median price per hectare was recorded in the 50-500 ha and over 1500 ha parcel size ranges, but this was not enough to offset the declines in the 500-1000 ha and 1000-1500 ha size ranges, especially the 60.8% decline in median price for the former. 

Acreage for sale in Central WA

Central WA enjoyed its third consecutive year of growth in median price per hectare of farmland, up by 11.5% to $2,907. The median price has been buoyed by strong demand for tightly-held land in the region, as well as high soft commodity prices.

The 50-250 ha parcel size range continued its steady growth in median price per hectare, entering its sixth consecutive year of growth up by 13.1%. Accounting for 47% of all transactions, it is the main driver of increasing median price per hectare in the region. 

Acreage for sale in Eastern WA

Median price per hectare of land in Eastern WA received a 2% bump last year, taking the value to $720. Strong competition, from local farmers and those relocating from other regions, drove the growth in median price.

All parcel sizes saw growth in median price per hectare except those in the 50-500 ha range, which was the highest price parcel size range last year. Transactions moving from smaller land parcels into larger land parcels would typically cause the median price per hectare to decline, but it actually increased notably. 

Acreage for sale in South Coast WA

Land in the South Coast region of WA enjoyed a 57.4% increase in median price per hectare last year, taking this value to $3,403, with land values in much of the region trending even higher.

All parcel size ranges saw significant growth in median price per hectare, with the 500-750 ha range recording a whopping 133.4% increase in this value. They also all reached their highest historical median price per hectare. 

Acreage for sale in South West WA

The South West region of WA experienced a 7.0% decrease in median price per hectare last year, taking the value to $8,161. The decline can be attributed to some challenges the region has experienced recently to profitability in beef and dairy farming.
